Ohio University and Hocking College Apartments for Lease

Apartment Information

Hailey Nix

Lived at ACT apartments for two years while I was a student at Hocking. Very quiet and with nice neighbours. I lived there with my dog and had no problems. Biked to Hocking a lot on the bike path. Any maitnance issue was quickly resolved.

I left the apartment clean and in good shape, security deposit was returned with no issue.

I liked living at Act Rentals in Nelsonville. It's Very close to Hocking College via the bike path. My neighbors were very friendly. This would be a great place to live for a Student attending Hocking College. I found Rodney Taylor to be Very kind and accommodating, He extended my lease for 3 months which helped me out Greatly. Saw quite a few deer. I liked that the apartment had a washer and dryer in it. I would highly recommend the ACT apartments.

Ohio WBB

I relocated to the Athens community in 2013. After looking at several rental properties, I came across ACT Rentals. Upon viewing the property and meeting Rodney in person I knew right away this was the place for me. The apartments are affordable, spacious, full deck, furnished basement, dishwasher and W/D included. The location also was perfect for me as I was minutes away from the OU campus. My neighbors at the time were all working professionals at university - No students. Rodney is very courteous and professional and I would recommend ACT Rentals to anyone looking to relocate to the area.

I have lived at the ACT apartments in Nelsonville for 10 years. Since the beginning, Rodney Taylor has treated me like family. On the rare occasion that I had call him concerning a problem, he was easily accessible and quick to fix the problem. The apartments and grounds are clean and well-maintained. The tenants are quiet, friendly, and respectful. It is a great location for both Hocking College and Ohio University. I would highly recommend the ACT apartments to anyone moving into our area.

I really liked living at ACT rentals in Athens with my roommate. It was really spacious, the deck was great, I felt safe, and the neighbors were quiet and respectful. It's a good place for pet owners. Rodney (the landlord) was very kind and laid back, and I appreciated that he trusts his tenants to take good care of the apartment. I'd r commend this space for folks who want to live in a quiet, spacious location for a really good price.

I lived in ACT Rentals for 2 full years and truly enjoyed the experience. The location is wonderful; connected to the state bike path which was perfect for walking your dog or just getting out for some fresh air. Also, being that I was a student, the location was PRIME for walking to class and saving money on fuel.

I found the ownership to be fully accommodating throughout my lease. I only had one minor issue with an unconnected stove top burner (couldn't get it to pop in) and then later on that day it was handled personally by the owners. I NEVER had a negative experience with ownership.

I found the size of the apartment to be suitable to all of my space requirements (single, college student). It was perfect for my dog and I. By the way, these apartments are dog friendly with plenty of areas to exercise your pet!

I have so much more to say but I will keep it simple; ACT Rentals helped to enrich my college experience. I became good friends with neighbors and keep in contact with most of them already 1 year later. Ownership was always pleasant to speak with and very professional. I WOULD DEFINITELY RECOMMEND ACT Rentals!

These are great apartments that are located close to the Hocking campus; they're spacious, well maintained and come with all the must have appliances. The landlord is very helpful as well as accommodating. You should definitely consider these apartments when looking into off-campus living.

This apartment complex is clean and quiet. The proximity to the bike trail was a huge plus, and having a washer & dryer in the unit saved me so much time and money. When the water heater broke, Rodney sent someone out to replace it right away. He was very quick to respond if there was ever a problem. I would definitely recommend renting from ACT Rentals.

I lived at the Nelsonville ACT rentals location for a year. I had no problems with ACT and their owner Mr. Taylor. If I did have a problem, they would help me as fast as possible. For anyone that enjoys a nice and quiet place, I highly recommend giving ACT Rentals a look.

In terms of an apartment for someone planning to go to Hocking College, I am not sure there would have been a better place.(I typically only heard complaints about the campus dorms, from students I knew, and that is as far as I know, the only place "closer" to the nursing/public safety, Shaw lab side of the campus). It was usually a 15 minute speed walk to class, 20 if I was taking my time. Money saved on gas (and the parking fees at the college are saved pretty quick if you don't mind walking to class on a well maintained bike path.

The apartment itself was very well made, and seemed to be fairly efficient (I think my highest electric bill, which covered my heavy computer use, winter heating, and oven use, was ~150, typically dropping down to 40-50 a month during the summer without much AC use). Water was probably never more than 30 a month, and trash was included in the rent. Off-street parking, so you wouldn't have to worry about parking along side the road like some of the other apartments in Nelsonville, and a washer and dryer included was a very convenient thing to have.

The landlords themselves were excellent, and extremely easy to get along with. Great people all round, and I would have probably rented for another year beyond the 2+ that I had rented for. But after graduating from Hocking College my plans had to change from going to Ohio University. Would definitely recommend these apartments to anyone looking to move into the area.

I was very impressed with the apartment in Nelsonville. It was very clean and well maintained. Mr.Taylor and his crew were great to work with and if anything needed done (which wasn't often) it was taken care of in a timely manner. I felt safe and it was very close to Hocking Campus. I would definitely recommend ACT rentals if you are looking for a place near the Nelsonville Hocking campus.

Mr. Taylor/ACT Rentals: Rodney Taylor and ACT Rentals is a first class organization. I just recently vacated my apartment in the Nelsonville area and I am nothing, if not completely impressed and floored by their professional, yet friendly demeanor and unrivaled service. The Apartment: The apartment I stayed in (if not only for a short time) was exactly how Mr. Taylor had described it. After reviewing the website, and then seeing the unit in person a few days later, it was all it was promised to be. All the appliances (Washer/Dryer, A/C, Oven, Etc.) worked perfectly. The day I officially moved in, the apartment was extremely clean and inviting. The overall layout of the apartment was incredible, and very open. It immediately became a comfortable "homey" environment. The best part about this particular area is that it is quiet, all the time. I was living near 691, which tends to be a busy road. However, due to the apartment being very energy efficient and extremely well constructed I could hardly hear any noise at all from the busy street. All of the neighbors were also quiet and the entire site was always clean and orderly. My Personal Experience: I had just graduated from college (OSU) and had just gained employment in southern Ohio. I was frantic to find a place to move to and Mr. Taylor did everything he could to find a place for me, and did so in an unheard of amount of time. Unfortunately, the job was horribly misrepresented and I quit soon after. When I informed Mr. Taylor of my situation, he was more than understanding. He went way beyond what he had to, and because of his cooperation and understanding, I am going to be able to make my situation work out. He treated me more as a family member or friend, then simply a tenant. You will not find service like this anywhere else you go, especially concerning matters like breaking leases and such, I can grantee it. I had never broken a lease before, but was forced to due to unforeseen circumstances and as I've stated, Mr. Taylor was more than accommodating. I lived in several different apartments for 5 years during my college career in Columbus and was never treated nearly as well. You simply will not find a better agency to rent from. Period. Overall: The apartment I had was spot on from what was advertised. It was quiet, clean and efficient. The location is incredible (right off of 33), the neighbors were friendly and polite, and the management was top-notch, and unrivaled. They were always extremely responsive and professional. I know for a fact, if I have another opportunity come up in southern Ohio in the future, Mr. Taylor will be the first and only person I call for rental units. I would suggest these rental units to anyone and everyone I know. Bottom line, you will not find a better place to live in nor better people to rent from.

HIGHLY RECOMMENDED!

I lived in my ACT Rentals apartment for three years while I attended graduate school at Ohio University, and the only reason I didn't renew my lease for a fourth year is because I'm going to complete a clinical rotation elsewhere. Rodney Taylor (landlord) is very kind and took an interest in me as a person rather than simply a tenant. It's obvious that he cares very much about the tenants, property, and buildings. He was always easy to reach, and he addressed problems quickly--he employs many people who live locally for maintenance emergencies if he is not in town to deal with them personally.

There is a wide variety of people who live here, from Hocking College and Ohio U students to adult professionals. Everyone is very friendly--I always got a wave from one of my neighbors as I drove into or out of the complex. The property is safe, and even as a young, single woman I always felt comfortable and secure in my apartment as well as outside--I often took the garbage out after dark with no concerns.

The apartments themselves are reasonably priced, spacious, clean, bright, and energy-efficient (i.e., very well-insulated). They have lots of counter space in the kitchen and plenty of electrical outlets throughout the apartment. I also appreciated the garbage disposal, washer/dryer, full bathtub, and easy parking with guest parking.

The apartments are very close to Hocking College, and my commute to Ohio University (door-to-desk) was about 20 minutes. I always loved driving past the Hocking College horse pastures on the way to and from school. The Hockhocking Adena Bikeway is practically right in the front yard. I often slept with the windows open during the warmer months, falling asleep to calling frogs and toads and then waking up to birds singing. Despite the quieter setting, it is a quick drive into Nelsonville (<5 minutes) for restaurants, grocery store, local shops, Stuart's Opera House, etc. It's very easy to get into Athens as well as cities north such as Lancaster and Columbus.

My experience with ACT Rentals was absolutely wonderful. Moving to Nelsonville from out of state, I wasn't able to look at the apartment personally before moving, so I relied on the pictures and description on the website. Everything was exactly as it was described, if not better. The apartment was incredibly spacious, with a huge kitchen with tons of storage and counter space. A beautiful large picture window in the front room kept the entire apartment sunny and bright, and the carpeting and flooring were in perfect shape and easy to care for. I was in the equine program at Hocking so having the full-size washer and drier saved me a literal fortune after having classes in the dusty barn or working in the field. No more scrounging around for quarters or babysitting your clothes in a laundry room. All the appliances were full sized and like new. The air conditioner in the living room cooled the whole apartment in short order, and the closet space was terrific. Waking to classes was a breeze - just a short trip down the beautiful bike path, and driving was never a problem as the Taylors kept the driveway and parking areas very safe and attractive. They have equipment on site to re-gravel and move snow and keep the grounds impeccably well maintained no matter the weather. I lived at the top of the hill, and it was like living at a private resort in the woods. There's a huge meadow and amazing woods all around the complex. My dog and I spent countless hours wandering the grounds. He's since passed away, but I believe his year in that apartment was the best year of his life, as there were lots of other friendly dogs/dog owners to love on him, rabbits to chase, and free space to just 'be a dog.' Not to mention that the top of the hill gives you an absolutely amazing view of the valley and school below - really incredible views of the horse pastures too - and you can listen to the bands at the music festival by just putting a lawn chair out on your front porch. The neighbors were awesome - a really good mix of young students and professional adults - and parking right in front of your door made the cold winter mornings much more bearable. The whole complex really has the feel of a true community - and I'm sure I don't have to tell you how rare that is in apartments these days. If I hadn't transferred to another school I would still be living there (and if I'm ever looking to relocate again, this will be at the top of my list). The owners really care about the property and their tenants - very friendly and always willing to chat or check to make sure everything is going well. Any student looking for housing, or any parents scouting out safe and quality housing for their children, this is absolutely the place to go. I'm giving my phone number/email address to the Taylors so that anyone who would like to ask questions about my experience at ACT Rentals or anyone who just wants an honest opinion about the property or the owners please feel free to get in touch with me. As a nontraditional (older) student I think I understand the needs of both students and parents who are looking for housing and I'd be happy to serve as a reference point in helping you make your decision. - Connie

This person was put down on a application as a co-signer for a lease. The person whom leased the unit defaulted on his lease and skipped town. Both parties have defaulted and are attempting to defraud ACT RENTALS.It is quite cut and dry, and they are indeed criminals. It is now a matter of the legal system. Please read the rest of our stellar 5 star reviews which accurately describe what you can come toexpect from ACT RENTALS, our staff and myself ( the owner). Please dis-regard the review as it was posted by a criminal, and is void of any truth or integrity.Thank you, Rodney Taylor, Act Rentals
